10,800 dwellings will be complemented by 700,000ft2 of non-residential space, which includes retail shops, restaurants, offices, a leisure center, gyms, and cultural attractions. We were appointed as development consultants for the project team to the design of the District Centre, centered on the Barking Riverside Overground station. Our in-house agency provided commercial agency services and served as the lead agent for lettings across the entire scheme.

Forty have been awarded the commission to deliver the town centre strategy for Reading, responding to the local plan and the Reading 2050 vision. Working in partnership with Urban Place Labs and WSP. Forty will be delivering a robust strategy, to address the needs of the town centre. responding to a post pandemic world. The strategy will look to stitch together the key tenants of walkability, liveability and economic growth delivering a city of rivers and parks, a green tech city and a city of culture & diversity.

Forty were instructed as Asset Managers to Mount Anvil to manage the commercial elements of mixed-use schemes. We were successful in securing Sainsbury’s to a new lease to take 14,000ft2 along with Pret a Manger to take 2400ft2. ​Forty co-terminously ran an agreement to forward sell the freehold of the commercial elements and ground rent of the residential upper floors to DTZ Investment Managers at a global price of £29 million, and we were able to secure a final sale price substantially in advance of Mount Anvil’s expectation.

The 49-acre scheme, known as Colindale Gardens, will include 2,900 homes, a new primary school, shops and restaurants. Forty have been appointed to deliver a design brief in respect of the commercial hub, opposite Colindale Station which will house up to 100,000ft2 of mixed-use commercial space. This brief will be utilised to inform the design and the direction of the architectural development of the commercial components of the scheme and will be provided to the retained project designers to respond to.
