10,800 homes along with 700,000 ft² of non-residential including retail, restaurants, offices, leisure centre and attractions, gyms and cultural attractions. Appointed to the project team as development consultants to inform the design of the District Centre predicated around the arrival of the new Barking Riverside Overground station. Commercial agency services were also provided by our in-house agency throughout the scheme.

The Eagle Building, London EC1
The Eagle Building is a 27-storey mixed-use scheme in London EC1. Mount Anvil purchased this stalled site in 2012 and turned it into an award-winning development. The commercial space is occupied by a large Sainsbury's, Pret a Manger and Avanta Serviced Office Group, who took a pre-let space of 26,000 ft² office accommodation, focused around an attractive courtyard. Due to Forty's detailed knowledge we were able to secure a final sale price substantially in advance of Mount Anvil's expectation.

Reading Town Centre Strategy
Forty have been awarded the commission to deliver the town centre strategy for Reading, responding to the local plan and the Reading 2050 vision. Working in partnership with Urban Place Labs and WSP, Forty will be delivering a robust strategy, to address the needs of the town centre, responding to a post-pandemic world. The strategy will look to stitch together the key tenets of walkability, liveability and economic growth delivering a city of rivers and parks, a green tech city and a city of culture and diversity.

Network Hub, West London
A mixed-use building comprising 60,000 ft² of office space. Forty provided strategic asset management advice, structuring a transaction to combine ten individual office suites into a single commercial unit over two floors. The space was leased to PureGym on an Agreement for Lease (AFL), with the landlord undertaking the works required to deliver the shell unit. The transaction generated an estimated £3.5 million of additional asset value, representing an approximate 48% increase over the property's previous asset value.
