    Forty are building a strong property management division, with a team of experienced surveyors who specialise in commercial assets within mixed-use schemes, on behalf of private and social landlords.

    Forty currently have £100 million of assets under management, totalling 2,000,000 square feet of commercial property. This includes retail, offices, leisure, industrial, car parks and land bank development sites accommodating interim and meanwhile uses. The active portfolio rent roll across all managed assets is £3.2 million per annum.

    Adopting a hands-on approach, our property managers carry out regular visits and offer support to commercial tenants, particularly those that are in the start-up and entrepreneurial stages of business.

    The use of industry leading property management software from Yardi ensures all property data is managed, maintained and available to our clients at any time via a dedicated online portal. We are introducing beta testing for an artificial intelligence-based property management service as part of our continuous effort to innovate and improve service quality.

    Working in partnership with leading sustainability consultancy Evora, we offer tailored sustainability solutions.

    Since the introduction of new stricter legislation around MEES (Minimum Energy Efficiency Standards), landlords must now rigorously ensure their properties achieve an EPC within the new permitted range. For mixed-use owners, this also applies to any non-residential properties in their portfolio.

    We can help landlords identify and manage the risks relating to MEES by reviewing their existing commercial property portfolios and putting in place a tailored strategy to ensure they are compliant. We use software technology SIERA© to safeguard the sustainability of the property for the future, monitoring it to ensure efficiency standards remain within the legislation.
